Why Photo-Evidence Inspections Matter

  • Running a Move-In Inspection

    Step 1: Schedule the Inspection

    From Inspections, click + New Inspection and choose:

  • Property and unit
  • Inspection type: **Move-In**
  • Tenant name (links to the lease)
  • Date
  • Step 2: Walk the Property with Your Phone

    Open the inspection on your phone. WalkThru shows a checklist organized by room (Kitchen, Living Room, Bedroom 1, Bathroom, etc.). For each room:

  • Tap **Add Photo** for any feature (walls, floor, appliances, fixtures)
  • Mark condition: **Excellent / Good / Fair / Damaged**
  • Add notes for anything that needs context
  • Step 3: Tenant Signs Off

    Hand the phone to the tenant. They review each photo and tap Acknowledge & Sign. WalkThru captures their signature and emails them a copy of the signed PDF report.

    Step 4: Archive

    The signed PDF is now stored permanently against the lease. It can never be edited.
