Listings with great photos rent in days. Listings with bad photos sit for weeks. Here's the shot list and the technique that takes any unit from invisible to leased.
The single biggest lever on time-to-lease
Across thousands of listings analyzed by major rental platforms, the single biggest predictor of how fast a unit rents is the quality of the photos. Listings with 10+ high-quality photos lease 30-50% faster than listings with 3-5 average photos. The price-per-day-vacant cost of bad photos is enormous.
You do not need a professional. You need the right shot list, the right time of day, and 30 minutes.

The 12-shot list
Every rental listing should include, in this order:
1. Hero exterior — the front of the building or unit, taken straight on, no cars in frame
2. Living room from the entry — wide angle, shows the flow into the unit
3. Living room reverse angle — same room from the opposite corner
4. Kitchen — straight on at the cabinets — shows storage and counter space
5. Kitchen detail — a close-up of one well-staged corner (coffee setup, herb pot)
6. Primary bedroom — wide, from the entry, bed centered
7. Primary bathroom — wide, showing tub/shower and vanity
8. Second bedroom (if applicable) — same composition as primary
9. Second bathroom (if applicable)
10. Outdoor space — patio, balcony, or yard
11. Building amenity — pool, gym, lobby, parking — pick the most distinctive
12. Floor plan — a clean diagram, even hand-drawn and scanned, dramatically helps
