Vacancy is the most expensive line item in rental ownership. Here's the 14-day checklist that consistently shaves 1-2 weeks off time-to-lease.
What vacancy actually costs
A $2,000/month unit that sits empty for an extra two weeks costs you $1,000 of rent — gross. Subtract avoidable variable costs (utilities you would have collected, etc.) and you net $900-$950 of pure margin lost. Across a portfolio of 10 units, an extra week of vacancy per unit per turnover is $5,000+ a year in pure burn.
Vacancy is the highest-leverage line item to attack. Here is the 14-day checklist.

Get notice in writing
Either non-renewal notice from you or move-out notice from the tenant. Date-stamped. Keep a copy.
Schedule the pre-turnover walkthrough
Visit the unit while the current tenant is still in. Identify deferred maintenance that should be done before re-listing. The tenant's furniture also conveniently hides whatever they have damaged so you can plan repairs.
Pre-list the unit
Yes, before they move out. With a "Available [date]" badge, the listing builds search history and you can run showings the week of move-out.
Pre-line up turnover vendors
Painter, cleaner, carpet, handyman. Schedule for the day after move-out. Do not wait until the keys are in your hand to call vendors.
